What it feels like
Praia do Estaleirinho is the southernmost beach of Balneário Camboriú, the last stop on the Interpraias road before Itapema.
It is small, green and quiet most of the year, framed by forested hills. In recent years it has also become a bit of a glamorous spot in summer, with beach clubs and a more upmarket crowd.
The name means “little shipyard”. Local history says it supplied timber and parts to the larger yard next door at Estaleiro.
Where it is and how it connects
Estaleirinho is about 12 km from Centro along the Avenida Interpraias, right next to Praia do Estaleiro.
It is very close to where the Interpraias joins the BR-101 (exit 136, just before the Morro do Boi tunnel). That makes Itapema only a few minutes away, and puts Florianópolis airport (FLN) a little over an hour away, depending on traffic. Navegantes airport (NVT) is roughly 45 minutes to an hour north.
The city bus line 02 (Estaleirinho–Unimed) starts here, but in practice you need a car.
The beach
The beach is about 920 metres long, with coarse yellow sand and clear water. It is one of the favourite surf beaches in BC.
Like Estaleiro, it is a “praia de tombo”: the seabed drops steeply and the waves break close to the sand. The sea is often rough. There are rocky corners with natural pools that are calmer on good days. Swim near the lifeguard post.
Estaleirinho has held the international Blue Flag (Bandeira Azul) certification in recent seasons.
IMA-SC tests the water in front of Rua José Amaro da Cunha, next to the lifeguard post. It was rated fit for bathing in the 15 September 2026 report (sample of 25 August 2026). Check the latest at balneabilidade.ima.sc.gov.br.
The headland at the end of the beach is a popular place to watch the sunrise.
Day-to-day life
There are few shops. Most residents do their weekly shopping in Itapema or BC. Pharmacies, gyms and clinics are also in those two towns.
The nearest hospitals are in BC (the public Hospital Municipal Ruth Cardoso and the private Hospital Unimed Litoral) and Itapema. Bilingual schools such as Maple Bear and Colégio CECS are in BC.
Food and nightlife
There are a few restaurants and beach clubs, busy in summer and quieter the rest of the year. Hotels and guesthouses are spread around the hillsides. For a wider choice you go to Itapema or BC.
Housing
The housing stock is mostly houses, gated communities and some small resort and condo developments on the hills, many with sea views. There are no tall towers.
We have not found reliable published price figures for Estaleirinho on its own. The FipeZap averages in September 2026 were R$ 15,369 per m² for Balneário Camboriú and R$ 15,340 for neighbouring Itapema, but both are driven by apartments and say little about houses here.
Steep land, protected forest and coastal rules limit building. Have a local lawyer check environmental restrictions and title before buying.
The seasons
In high season (December to February) the beach clubs fill up and parking gets tight, especially at weekends. The road down to the beach is narrow. From March to November it is very calm.
Safety
We have not found neighbourhood-level crime statistics we trust. Houses are spread out, and most residents rely on gated communities, alarms or monitoring.
Living here
Estaleirinho suits people who want nature, surf and sea views, with Itapema and the BR-101 close by.
It is a good fit for remote workers and second-home owners who do not need the city every day.
It suits less well people who want to walk to shops, or who dislike summer beach-club crowds.
Pros and cons
Pros: Surf, clear water and Blue Flag certification; Sea-view houses on the hills; Itapema and the BR-101 minutes away; Very calm outside summer.
Cons: Rough sea, steep shore; Beach clubs bring summer crowds; Few shops; Car essential.
Buying from abroad: the basics
Foreigners can buy urban property in Brazil in their own name. You will need a CPF, the Brazilian tax number, which you can request through a Brazilian consulate before you travel.
Before signing anything, have an independent local lawyer check the property’s registration (the matrícula at the Cartório de Registro de Imóveis), any debts on it, and, for off-plan purchases, the developer’s registration of the project (the incorporação).
On purchase you pay a transfer tax (ITBI) to the municipality, here Balneário Camboriú, plus notary and registry fees. After that there is an annual property tax (IPTU) and, in a condo, a monthly condo fee. Ask for the current figures for the specific property, as they vary.
Money sent from abroad should go through a bank or authorised exchange channel, and be documented, so it can be sent back later.
